We are family - Creating family friendly environments within a Body Corporate

Category Newsletter: Did you know?

We all know that sectional title living is the "mother of all disputes", but why can't we all just get along? Sectional title living also offers many advantages, including shared facilities and resources (and split costs), a sense of community spirit, and harmonious living, when upheld and respected.
However, for families with school-going children, certain considerations are essential to ensure a comfortable and nurturing environment for the resident kids and parents alike. By implementing family friendly initiatives, Body Corporate's can foster a lifestyle that caters to the needs of owners and occupiers with children, promoting an inclusive community in which people seek to live and grow.
Let us look at a few of these ideas.

Recreational facilities
Providing safe and well maintained recreational areas is crucial for families with young children. A Body Corporate can create or designate a part or parts of common property for outdoor play equipment, ensuring adequate supervision by the parents or carers of children, and adherence to safety standards in order to avoid insurance liability. Additionally, the inclusion of recreational facilities such as swimming pools, tennis or squash courts and indoor play areas, such as gyms and games rooms, can encourage physical activity and social interaction among families.

Community events
Fostering a sense of community and creating opportunities for families to connect is essential. Trustees or members can appoint a social committee who can organize family oriented events, such as big screen movie nights, picnics, braais and cultural celebrations, like easter egg hunts or christmas parties. These events not only promote social cohesion in a community, but also create lasting memories for children, and adults alike, and foster a sense of belonging within the community. Getting to know your neighbours may also be a positive experience to avoid future misunderstandings and disputes.

Rules
Establishing clear and legally enforceable rules that consider the needs of families is crucial. Conduct rules regarding noise levels, pet policies, and the use and enjoyment of common property should ensure a harmonious living environment for all owners and occupiers, including those with children or visitors. Regular review of these rules, and open communication channels can help address any concerns or conflicts that may arise.

By prioritizing family-friendly initiatives, Sectional Title Schemes (and any other form of community schemes) can create vibrant and inclusive communities that cater to the needs of families with children. This approach not only enhances the overall living experience, but also fosters a sense of belonging, fostering long-lasting connections and cherished memories within the community.
