Getting your property sale-ready

Category Newsletter: Article

For your property to sell in as short a time and for the best possible price, it needs to be in tip top shape. The cooler months might be just the right time to do some essential maintenance and it is important to prepare for the onset of the wetter months for the Cape.

The first important check, is waterproofing. If you are aware of leaks, then you should get these attended to as soon as possible. Leaks can cause a lot of damage, especially on the coast where damp can become a major problem that infects the walls and can spread quite quickly. Leaving this too long, may result in cumbersome and costly maintenance down the line.

Heating of the home is another aspect that should now receive attention. If you have under-floor heating, check that this is in working order. Undertake a thorough clean out of any wood burning or other fireplaces. Don’t forget to stock up on firewood as early as possible while you can still get a good price on wood.

If you are making use of heaters, be sure to clean these and to check all electrical connections to ensure they ready and safe for use once the big chill sets in. This is also a good time to look into alternative heating for your home. A blanket for your geyser and a fireplace can assist in curbing electricity costs. It will also add value to your property.

A vital aspect to check are gutters and water run-off areas. Gutters should be clean to ensure effective water flow and you should check driveways and paved areas to ensure there is adequate run off in the event of heavy rain flow.

You should also check that your geyser is in good working order as there is nothing worse than something going wrong on the coldest day of the year. If you are in an old home, it might be advisable to call in an electrician to check out the wiring in your home at this time as well.

Since you will likely spend more time indoors over winter, it is also a good time to spring clean your kitchen and bathrooms. Get the tiles cleaned thoroughly and perhaps redo the grouting and repair or replace any leaking taps/faucets.

While indoors, you should also check your home thoroughly for basic maintenance that needs to be done. Ensure all loose fittings, cupboard doors and handles are repaired and ensure all lights are in good working order.

Be sure to cover your swimming pool and Jacuzzi and switch off any mains for the cooler months. Don’t forget about your pets this winter either by ensuring that they have adequate warmth in the form of blankets.

Painting and exterior work usually require good weather, so if there are some dry spells over winter, then be sure to do a bit of outdoor work. If the rains are good, then the lawns and gardens are likely to also need a bit of attention over winter. While on the topic of gardens, do not forget to cover any plants that are vulnerable to cold spells.
